1. Acceptance of Terms

By using the C&A Rental Management tenant maintenance portal, calling our maintenance line, or texting our maintenance number, you agree to these Terms and Conditions. If you do not agree, please do not use our services.

2. Use of the Portal

This portal is intended solely for tenants and property staff of C&A Rental Management LLC properties. Authorized uses include:

Submitting maintenance and repair requests
Receiving status updates on existing requests
Asking questions about your property via the assistant

Unauthorized or fraudulent use of this portal is strictly prohibited.

3. SMS Communications

By submitting a maintenance request and providing your phone number, you expressly consent to receive SMS text messages from C&A Rental Management at the number provided. These messages include:

Confirmation that your request has been received
Updates on the status of your repair
Notification when your request has been completed

Message frequency varies based on request activity. Message and data rates may apply. Reply STOP to opt out at any time. Reply HELP for assistance.

4. Accuracy of Information

You agree to provide accurate and complete information when submitting maintenance requests, including your correct name, unit number, building address, and phone number. Providing false information may delay your request or result in inability to contact you.

5. Emergency Situations

This portal is not a substitute for emergency services. In the event of a fire, gas leak, carbon monoxide emergency, or any life-threatening situation, call 911 immediately. Do not rely solely on this portal for emergencies.

6. Response Times

C&A Rental Management will make reasonable efforts to respond to maintenance requests within the timeframes indicated by our AI triage system. However, response times are not guaranteed and may vary based on the nature and volume of requests.

7. Limitation of Liability

C&A Rental Management shall not be liable for any damages arising from delays in responding to non-emergency maintenance requests submitted through this portal. Our liability is limited to the extent permitted by applicable law.

8. Privacy

Your use of this portal is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

9. Changes to Terms

We reserve the right to update these Terms and Conditions at any time. Continued use of the portal after changes constitutes acceptance of the updated terms.
